The original state of this space was a very small, cramped bedroom, bathroom, and closet. Due to this being an older home, we had to check out a couple of things that were not up to the building code that we brought up to speed. With their electrical panel, it needed to be upgraded to support the additional space being added (which was already maxed out prior to the expansion).
Because of the existing pitch of the roof, we also had to install a flat roof on the addition. We kept the homeowner’s goal of enjoyment and space in mind while working through these minor challenges during the brainstorming process.
This Fuquay-Varina home addition process followed out the typical schedule of all of the steps. During planning, we did numerous site inspections, had a final property survey completed, and secured permits. Planning and approval took us about 3-4 weeks.
This entirely custom built Fuquay-Varina home addition had the key design element of repurposing the old closet into the office nook. We decided to add a window to bring in some natural light for the added built-in desk. We also installed a stunning tile shower with a glass panel, while the exterior featured a board and batten style Hardie plank.
We designed within their budget and the space we had to work with to balance aesthetics and functionality. For example, we installed durable LVP floors in the bathroom to save cost, but installed them in a herringbone pattern to add a unique flair.
Originally we were planning on putting the bedroom on the first floor but had to pivot last minute and eliminate this idea, which meant the bedroom expansion would be on the second floor supported by steel columns.
The homeowner’s priorities of a walk-in closet, a larger bathroom, and an office nook were on the top of our list when designing!
The major steps in this construction process included: removing existing brick, excavation and pouring the concrete footings, installing the steel columns and supports, framing, installing the roof, windows, and plumbing, HVAC and electrical, installing insulation, drywall, trim, flooring, paint, and the shower door.
Although the project stayed on schedule, the weather did cause delays during the framing portion of this project. We also did have a challenge of poor soil conditions, so we had to have a soil engineer come to test and approve the soil prior to pouring the concrete footings. But for this project nothing outside of the standard building permits were required.
Through effective project management and quality control inspections and checklists, our team ensured quality workmanship throughout the build for this Fuquay-Varina home addition!
Once we finished with this custom home addition in Fuquay-Varina, the final product was everything we, and the homeowners, hoped for. Every detail came together to create a functional and beautiful extension of the original home, from the big walk-in closet and cozy office nook to the huge tile shower with glass panel that’s now a showstopper.
Beyond looks, this design-build project also brought some real benefits to the home’s comfort and efficiency. We installed new energy-efficient windows and updated insulation throughout the addition, so the home is more comfortable year-round. We also sealed up existing joints on the HVAC system, which is an often-overlooked upgrade that adds long-term value and efficiency.
Our favorite part? The sage green bathroom vanity, which adds a little pop of color and personality to the space without overwhelming the clean design. It’s a great example of how a well designed home addition can feel both timeless and modern.
