After understanding their core needs and the "why" behind their desires, our team designed, planned, and built the owner's suite of their dreams.

Phase 5: Construction

Demolition & Foundation

The demolition phase began with the careful removal of the existing brick to seamlessly integrate the new addition with the home’s structure. A significant part of the project involved addressing the foundation. We excavated numerous piers and undercut the existing foundation to strengthen and support the new addition. This process was critical in ensuring that the structural integrity of the home was maintained, providing a solid base for the framing and the overall stability of the new upper-level addition. The precise excavation and foundation work laid the groundwork for a durable and long-lasting expansion.

Framing & Roofing

Due to budget adjustments, the original plan was modified to eliminate the first-floor addition, allowing us to focus on the upper level. To ensure the structural integrity of this new design, we installed steel beams, providing robust support for the upper level and complementing the meticulously constructed wood framing. The roof, with its low pitch, required a specialized approach to prevent leaks and manage potential standing water. To address this, we installed a commercial-grade TPO roofing system, known for its exceptional waterproofing capabilities and durability. This comprehensive approach ensures that the addition is not only stable and strong but also well-protected against the elements, offering long-lasting peace of mind for the homeowners.

Insulation & Drywall

To ensure the new spaces meet all code requirements and enhance energy efficiency, we installed high-quality insulation throughout the addition. The tile work in this project adds both elegance and durability, featuring a beautifully tiled shower and a tile backsplash behind the vanity, creating focal points that blend style and practicality. To ensure a seamless transition between the new addition and the existing home, we installed baseboards, doors, and casing that match the original trim. This attention to detail provides a cohesive look, making the new spaces feel like a natural extension of the home.

To complete the transformation of the owner’s suite, we painted the ceilings, walls, trim, doors, and custom shelving, ensuring a cohesive and polished look throughout the space. The selected color palette enhances the room's natural light and adds to the overall aesthetic.

In addition to the painting, we installed high-quality finishes, including door handles, light fixtures, faucets, and accessories. These carefully chosen elements not only complement the design but also provide the finishing touches that elevate the functionality and style of the suite. With herringbone LVP floors, a stylish tile backsplash behind the vanity, and a spacious tiled shower with a glass pane, this renovation not only elevates the home's aesthetic but also significantly improves the owner's enjoyment and quality of life.
