Project Overview
Oakdale Addition
After having a not so great experience with their initial architect and designer, our clients came to us as a referral with a need to gain more space and create a more comfortable and enjoyable living space. After understanding their core needs and the "why" behind their desires, our team designed, planned, and built the owner's suite of their dreams.
For this Fuquay-Varina owner's suite addition, our process at Oak City Homes began with a deep dive into the homeowners' unique needs and long-term goals. Understanding that this was their forever home, we knew it was crucial to create a space that not only addressed their current needs but also provided comfort and functionality for years to come.
During the comprehensive onboarding phase, we conducted thorough site visits to discuss their vision, the desired expansion, and any budgetary considerations. The homeowners expressed the need for more space in their bedroom and bathroom without compromising on quality or breaking the bank.
With these insights, we crafted a thoughtful plan that maximized the existing layout, focusing on enhancements that would significantly improve their daily living experience. By carefully balancing their budget with their aspirations, we ensured that the final design would provide the spacious and serene environment they envisioned, tailored perfectly to fit their forever home.
Assessing Project Feasibility
Initial Design & Preliminary Pricing
The first phase of this Fuquay owner's suite addition was all about determining project feasibility. Unlike their previous designer who rushed into design, it was important for our team to fully understand the project and present a plan that would work within their budget. Our goal at Oak City Homes is to provide an accurate initial estimate with minimal design work upfront. This allows us to assess the viability of the project early on and make informed decisions that align with the client's budget and needs.
To start, our team developed a basic layout and floor plan with precise dimensions. This initial framework enabled us to calculate a rough estimate, giving the homeowners a realistic view of where the project might land financially.
For this particular project, the original plan included adding a first-floor bedroom along with the owner's suite. However, after reviewing the initial numbers, it became clear that including the bedroom addition would push the project over budget. Recognizing this, our team quickly pivoted and focused solely on the owner's suite addition. This strategic adjustment allowed us to stay within the client's budget while still delivering the enhanced space they desired. The result was a carefully tailored plan that met both their financial constraints and their long-term vision for their home.
In the final design phase of this project, our design team worked closely with customers to create their dream space. Together with the homeowners, we carefully selected finishes and materials that reflect their personal style—choosing everything from the perfect paint colors and luxurious flooring to elegant lighting fixtures.
Once design is finalized, we transition seamlessly into the pre-construction phase. This is where we apply for permits, finalize the budget and schedule, and conduct our final checks.
The demolition phase began with the careful removal of the existing brick to seamlessly integrate the new addition with the home’s structure. A significant part of the project involved addressing the foundation. We excavated numerous piers and undercut the existing foundation to strengthen and support the new addition. This process was critical in ensuring that the structural integrity of the home was maintained, providing a solid base for the framing and the overall stability of the new upper-level addition. The precise excavation and foundation work laid the groundwork for a durable and long-lasting expansion.
Framing & Roofing
Due to budget adjustments, the original plan was modified to eliminate the first-floor addition, allowing us to focus on the upper level. To ensure the structural integrity of this new design, we installed steel beams, providing robust support for the upper level and complementing the meticulously constructed wood framing. The roof, with its low pitch, required a specialized approach to prevent leaks and manage potential standing water. To address this, we installed a commercial-grade TPO roofing system, known for its exceptional waterproofing capabilities and durability. This comprehensive approach ensures that the addition is not only stable and strong but also well-protected against the elements, offering long-lasting peace of mind for the homeowners.
Mechanicals
The project began with careful demolition, including the removal of the existing brick on the home to allow us to tie the new addition seamlessly into the existing structure. Due to budget adjustments, the original plan was modified to eliminate the first-floor addition, leading us to focus on the upper level. To ensure the structural integrity of the new design, we installed steel beams to support the upper level, providing a strong and stable foundation for the addition. This phase required precise coordination and expertise to adapt the project to the revised plan while maintaining the high standards of quality and safety.
Insulation & Drywall
To ensure the new spaces meet all code requirements and enhance energy efficiency, we installed high-quality insulation throughout the addition. This not only keeps the home comfortable year-round but also helps reduce energy costs. The drywall was expertly installed and finished, providing a smooth and durable surface that serves as the perfect canvas for paint and finishes. By focusing on both functionality and aesthetics, we’ve created a space that’s as energy-efficient as it is beautiful.
Trim & Tile
The tile work in this project adds both elegance and durability, featuring a beautifully tiled shower and a tile backsplash behind the vanity, creating focal points that blend style and practicality. To ensure a seamless transition between the new addition and the existing home, we installed baseboards, doors, and casing that match the original trim. This attention to detail provides a cohesive look, making the new spaces feel like a natural extension of the home.
Paint & Finishes
To complete the transformation of the owner’s suite, we painted the ceilings, walls, trim, doors, and custom shelving, ensuring a cohesive and polished look throughout the space. The selected color palette enhances the room's natural light and adds to the overall aesthetic.
In addition to the painting, we installed high-quality finishes, including door handles, light fixtures, faucets, and accessories. These carefully chosen elements not only complement the design but also provide the finishing touches that elevate the functionality and style of the suite. Every detail was considered to create a harmonious and inviting environment.
