Permit fees range based on the value of the project, the scope of the project, number of trades involved, and location. On average, you can expect to pay From $500-$2K for permits.   • Demolition & Waste Removal: Demolition may sound simple, however, there is a certain level of skill involved. Any time we demo a job, we begin by setting up floor coverings, dust barriers, filters, etc. It is also important to be careful around plumbing, electrical, and HVAC when beginning to tear the kitchen apart. Lastly, there are costs associated with hauling & dumping of demo material. These costs all add up! You can expect to pay somewhere between $1.5K and $3K for demo.
  • Misc. Framing & Repairs: Once the old kitchen has been removed and the space has been cleaned, we now have a blank canvas to begin work. Even if you aren’t re-configuring the kitchen, old homes typically tend to need some minor repairs. Whether it be rot, squaring up the framing, etc., we want to make sure the structural is good to go before anything is placed on top of it. Between the labor and material, you can expect to pay $750 to $3K for this phase of construction.

The cost of plumbing really depends on the number and type of fixtures and whether they will remain in place or move. In regard to the plumbing, you can expect to pay $2.5K-$4K. Plus the cost of any fixtures such as faucets, garbage disposal, water tap, etc.
  • Electric: Similar to plumbers, electricians also require a specialty trade license. The cost of electrical all depends on whether or not you plan to move existing electrical or add new. If adding new lights such as recessed or pendant lights, you can expect to pay a couple hundred dollars per fixture plus the cost of the actual fixture itself. In total, you are probably looking at something between $1,500 and $6,000.
  • HVAC: The last of the mechanical trades is HVAC. These guys also require a specialty license. Depending on your kitchen, you may or may not need to get HVAC involved. If you are installing or moving any type of vent such as a vented microwave or rangehood, you will need HVAC. Additionally, if you have a gas range and plan to add or move your gas line, that will also require a licensed HVAC or plumbing contractor. Typically HVAC for a kitchen costs between $1,500 and $3,000.
  • Insulation: A kitchen will only require new insulation if it is a complete gut down to the studs. Most of the time, this is not necessary unless there are any major changes or concerns behind the existing walls. If you project does require insulation, you can expect to pay around $1K to $2K.
  • Drywall: Even if you decide not to demo down to the studs, there will more than likely be some drywall repairs required. Any time you are adding plumbing, electric, or HVAC, they often need to cut the existing drywall. If that is the case, it will need repaired.
